THE ACCOMMODATION: is very spacious, with room for 4 to 6 people.
Upstairs there are two large bedrooms. One faces south, has two single beds, an en suite bathroom, including bath, over-bath shower, W.C., washbasin and bidet. The second bedroom faces west, has three single beds, and adjoins a second bathroom with power shower, W.C. and washbasin. In both these bedrooms two twin beds can be made up as a large double bed. Downstairs, the living room is 20ft by 12ft in size, has a southerly aspect, a flat screen television (Freesat with radio and recording by Humax), and an electric fire. Off the living room is a third L-shaped bedroom, best suited for children as it is distinctly small, but it does have two full size single beds well separated on separate sides of the L. The kitchen has an electric cooker, microwave, washing machine and fridge, and a dining area. There is a freezer and a tumble dryer in an adjacent outhouse. All main rooms have storage heaters. Outside there is a room suitable for bike storage etc, and also a third W.C. Within the grounds there is parking for up to 3 cars, so no parking problem. There is a private rose garden for guests, a sitting out area with views of Grasmere lake, and children may play in other parts of the grounds, which have lawns (with a badminton net) attractive mature trees and rhododendrons. In the grounds last year visitors have seen deer, badgers, red squirrels, stoats, rabbits galore, bats and a huge range of birdlife.
3 Dale End is an entirely self contained part of a country house, - which dates back to 1661, approached by a long winding drive. The surrounding fields and woodland are all
owned by the National Trust. The location makes a particularly good base for walks, short and long. Some visitors never move their car during their stay. The lake shore is within 5 minutes walk, and there is a wide range of walks from the doorstep. A mile away is the village of Grasmere, where groceries can be bought, and there are pubs and restaurants.TO GET THERE:
Dale End is shown on the Ordnance Survey Lake District tourist map, grid reference 336061. From the M6 junction 36 take the A590 then the A591 to Windermere, Ambleside and Grasmere. At Dove Cottage, turn left into Grasmere village. At Grasmere church turn left again. Dale End is then one mile along, on the left hand, lakeward side. The drive to 3 Dale End is entered through new wooden gates between substantial slate pillars set back from the road. Streetmap.co.uk and multimap.com both show and name the property on LA22 9PY at 1: 25000 scale.
THE DETAILS
1. A deposit of £100 per week confirms your booking.
2. Balance of rental; together with a £100 refundable breakage deposit for each week booked is required one month before commencement of rental period; i.e. you pay the full rental and £100 in advance .
3. All bookings, except at Christmas, are from Saturday to Saturday. Guests are requested to leave by 10.00a.m.and new arrivals to come after 3p.m.
4. The electricity meter is read on departure, and the cost (currently 12p per unit, 5p per unit for the storage heaters) is deducted from the refund of deposit, repaid by cheque, during the week following the rental.
5. Sheets, pillowcases, towels and a tea towel are included in the rental price.
6. One well-trained dog is allowed, by prior arrangement. Charge £20 per week booked.
7. The booking deposit is non-refundable in the event of cancellation.
